Nominations for REALTOR® and Affiliate of the Year due December 7
It is that time of year again to nominate your colleagues for the annual REALTOR® of the Year and Affiliate of the Year awards. All CCAR members are invited to nominate qualified candidates.

The REALTOR® of the Year Award recognizes and rewards a REALTOR® for his/her work and effort on behalf of fellow REALTORS® during the calendar year. This award is the Association’s highest degree of honor and appreciation that is bestowed on a member. The Affiliate of the Year Award recognizes and rewards an Affiliate member for his/her work and contributions to the Collin County Association of REALTORS®. The affiliate’s contributions to CCAR must have benefitted CCAR’s membership in some way during the calendar year.

CCAR Holiday Breakfast is December 11
The Collin County Association of REALTORS® Holiday Breakfast sponsored by Highland Homes will be held on December 11 at Plano Centre located at 2000 E. Spring Creek Parkway in Plano. The breakfast will begin at 8 a.m. and will feature special guest Captain Scott O’Grady, who will speak on his struggle to survive six days in the hostile territory of war-torn Bosnia.

Cost of admission for the Holiday Breakfast is new clothing or a cash donation of at least $15. Most needed clothing items include shoes in adult sizes 7.5-10, winter coats for ages 12-18, and jeans in all sizes.

The breakfast, whose donations and proceeds benefit the Collin County Children’s Advocacy Center Rainbow Room, serves as the largest clothing donation drive the center holds on an annual basis. If you plan to attend the breakfast, please RSVP by December 5 to CCARbreakfast@hhomesltd.com.

Get Involved!

Have you ever heard the expression, “You learn from teaching”? This year I lived that expression.

I have been a member of CCAR for roughly five years and I have participated in the REALTOR®/Lender Committee for almost the same amount of time. Over the past five years, I have worked my way up through the ranks to become chairman of the REALTOR®/Lender Committee. When I assumed the chairman role this past January, I thought that it was my time to share my knowledge and experience with less seasoned loan officers. In addition, I assumed that I could pass along knowledge to members who had spent less time than myself associated with CCAR. It was obvious to me that I would be the leader this year, and that through teaching I would help others grow as I thought I had.

Through my association with CCAR and my involvement with its committees, I learned more this year than I have in all previous years combined. I have learned structure, goals and organization. And, because I have led the REALTOR®/Lender Committee this year, I have become more interested in all of CCAR’s committees and the functions that each play in the role of the association.

Further, I am amazed to see all of the different moving parts of our real estate community working together to form one very organized group of exceptional individuals striving to better ourselves and the community around us. This combination of efforts has been evident in all areas of CCAR, including Government Affairs who found strength in numbers to lobby our leaders for needed changes in our environment and accomplishing change with the help of TREPAC. I witnessed the Affiliate Committee raise enough money to put a CCAR sign on the front door and a new sound system in the banquet room. I joined the REALTOR®/Lender Committee on various projects, including creating a new MCE class designed and taught by our CCAR members for our CCAR members.

There were many great accomplishments by CCAR’s committees this year. These accomplishments made me realize that while I sat for years on the sidelines looking in on our ever-changing industry; CCAR’s committees were out there working hard. Because of my experiences this year, I have been empowered with the knowledge of what can be accomplished when great people come together to do great things. I was so prepared to walk into my classroom and be heard, but I had no idea that I would be the one listening and being taught.

I have thoroughly enjoyed this year as the 2007 chairman of the REALTOR®/Lender Committee and as an affiliate member of CCAR. I plan to give back as much as humanly possible to this community that has given me more than I can ever fully repay. I will pass the torch to Don Thomas in January, as he will become the 2008 chair. I thank each of you and encourage you to get involved.

REALTOR® Safety Advisory
The Collin County Association of REALTORS® encourages all of our members to be safe this holiday season. It has been brought to CCAR's attention that a homeless gentleman posing as a lottery winner has misled several North Texas REALTORS® into spending the day driving him around, showing him properties and buying him lunch. Please be aware that as the weather grows colder, the risk of encountering these types of schemes may rise. As always, please exercise caution in all of your client dealings.

CCAR Offers Condolences  
The Collin County Association of REALTORS® offers its condolences to Phyllis Davis on the passing of her husband, Homer Walker. Homer, who passed away on November 17, was a real estate broker for Ebby Halliday REALTORS® and a member of CCAR. Memorials in Homer’s honor may be made to the Collin County Children’s Advocacy Center located at 2205 Los Rios Blvd., Plano, TX 75074.

REALTOR® Designations: Your Key to Information and Profitability
Successful agents must keep current on issues, evolving technology, changing legalities and many other central components of the real estate business. The NAR and its nine institutes, societies and councils offer advanced education designation and certification programs to help you remain up-to-date in a dynamic environment.

November was REALTOR® Designation Awareness Month, which serves as a reminder that it’s the perfect time to start or complete an NAR-endorsed designation program. Based on data from NAR’s 2006 and 2007 income surveys, REALTORS® with at least one designation earn $37,000 more than REALTORS® without any designations. The NAR strongly encourages you to enhance your professional image, marketability and income by pursuing a designation or certification program. Visit NAR’s Web site at www.realtor.org, for a complete list of the official 21 designations and certifications that agents can earn.

In celebration of REALTOR® designations, CCAR will give away free designation classes! To participate in the upcoming designation giveaways, attend a January networking meeting in Allen, Farmersville, Frisco, McKinney or Wylie. CCAR will give away one certificate per networking meeting, eligible for a free ABR, SRES, CRS or GRI course of your choosing during 2008. A basket marked “Designation Drawing” will be available during the networking meetings to drop your business card. To participate, you must be a REALTOR®, a member of CCAR, and be present to win.

“One County, One Voice” – CCAR 2008 Installation of Officers
The Collin County Association of REALTORS® 2008 Installation of Officers will be held on January 26, 2008 at Plano Centre located at 2000 E. Spring Creek Parkway in Plano. The formal banquet is black tie optional, and promises to be a night of great food, music and ballroom dancing. The evening will begin with registration at 6 p.m. and dinner at 7 p.m.

We hope that you will join us, along with 2008 NAR President-Elect, Charles McMillan, as we celebrate the installation of CCAR’s 2008 officers and directors:

NTREIS Rules and Regulations Weekly Review
Section 8 - Selling Procedures

8.05 – Unless otherwise agreed in writing by the Listing Participant and the owner(s), the Listing Participant shall submit to the owner(s) all written offers to purchase, lease, or exchange the Listed Property as soon as practicable until the closing of a sale or exchange, or the full execution of a lease, as applicable. If a subsequent offer is not conditioned upon the termination of a pending contract, the Listing Participant shall recommend that (i) owner(s) obtain advice of legal counsel selected by owner(s) before accepting the subsequent offer or (ii) the owner(s) incorporate an Addendum for Second or “Back-Up” Contract promulgated by the TREC into any counteroffer of owner(s), or both.

It is the duty of the agent to submit all offers to the owner(s). While under contract, the owner(s) may view other offers as a back-up only. If you have questions regarding this rule, please feel free to contact Judy Kresich, MLS Team Leader, at judy@ccar.net or at 972-618-3800.
