Day 1: Seller Services

The seller services day includes comprehensive strategies for working with sellers, including prospecting, the difference between property value and property price, preparing and staging property, and marketing listings. It provides a thorough discussion of the listing agreement and addresses seller disclosure. Further, it reviews best practices for listing appointments and presentations, covers property salability, price adjustments, relists, and relocation services.


Day 2: Buyer Services
The buyer services day is dedicated to working with buyers and facilitating the homebuying process for the buyer. It examines prospecting and phone opportunity. It further discusses creating and managing buyer expectations, and successfully selecting and showing properties. At the point the buyer chooses a home, it addresses working through the negotiation process, and managing requests and objections, as well as property inspections. It covers finance as it relates to the buyer, as well relocation buyers.


Day 3: Technology
The technology portion of GRI Business Skills explores valuable technology tips for networking, building your business, connecting with clients, and enhancing your practice. It explores web strategies, trends, and tips, and specific NAR rules for web-based advertising. It addition it discusses the benefits of CRM software, as well as Internet resources REALTORS® can use in their daily practice, and incorporates social media as a tool that can be leveraged. Finally, it reviews TAR tech products and services available to members. Students can bring laptops or tablets to the this day to explore tools and tricks at the instructor’s direction.


Day 4: Environment and Green Building
This day of GRI Business Skills reviews environmental laws and addenda used in real estate transactions. It also examines environmental hazards and concerns relative to residential transactions. Further, it covers green loans and state and local initiatives, and uncovers green building trends and energy-efficient trends and practices that can help your clients.

Upcoming Certifications and Designations at CCAR

The Texas Accredited Commercial Specialist (TACS) certification teaches you how to represent clients, perform market analyses, negotiate, and understand property development and management. The TACS will also equip you with skills in marketing and business development. This certification shows that you’ve pursued an intensive course of study in commercial real estate and that you’re dedicated to providing the highest level of service to clients. 

 

This certification is not affiliated with or endorsed by the National Association of REALTORS®.

 

Certification Requirements: 

 

The Texas Accredited Commercial Specialist certification requires the completion of three 30-hour courses It is recommended that the TACS series be taken in order TACS1, TACS 2 & TACS 3.

 

TACS 1: Introduction to Commercial Real Estate. Topics include fundamentals of commercial real estate finance and economics.

 

TACS 2: Commercial Real Estate Property Development. Topics include commercial leasing, property development, and appraisal valuation methods.

 

TACS 3: Commercial Real Estate Marketing & Negotiation. Topics include assessing the merits of investment property, appropriate contract forms and addenda, and how to develop a self-aware business plan.

 

3/6, 3/7, 3/13 & 3/14: Zoom: TACS 3

In today’s competitive business environment, it often takes more than
motivation and initiative to succeed. Earning the GRADUATE REALTOR®
INSTITUTE (GRI) designation is a way to stand out to prospective home
buyers and sellers as a REALTOR® who has gained in-depth knowledge
on technical subjects as well as fundamentals of real estate. In Texas,
the GRI is obtained by attending three 30 hour SAE courses for a total
of 90 classroom hours.

 

3/3, 3/4, 3/10 & 3/11: GRI Business Skills: In Person @ CCAR

Topics include seller services, buyer services, technology & environment/green building

 

4/7, 4/8, 4/14 & 4/15: GRI Brokerage: In Person @ CCAR

Topics include professional standards, policies, and procedures, brokerage and agency relationships, and business development.  

 

5/12, 5/13, 5/19 & 520: GRI Contracts to Close: In Person @ CCAR

Topics include lending essentials, residential contracts, appraisals,
surveys, negotiations, fair housing, and diversity.

CCAR Offers Four Class Experiences to Choose From

Broadcast Class: Broadcast classes are offered statewide by Texas REALTORS® and take place online via Zoom. An internet connection and a working web camera are required for broadcast classes.

 

In Person Class: Classroom courses will be held in-person only in the CCAR Plano Banquet Room. No virtual Zoom attendance will be permitted.


Zoom Class: Virtual classes take place online via Zoom. An internet connection and a working web camera are required for virtual classes.

 

Off Site Class: Class sponsored by a CCAR Affiliate or CCAR Brokerage Office. Class will be held away from the CCAR Offices or via Zoom.
